01
Inspection
We arrive with moisture meters, a thermal imaging camera, and a hygrometer to map every wet zone. We check behind baseboards, under cabinets, and inside wall cavities. You get a written scope the same day, usually within 2 hours of arrival. If we find mold, we show you the photos before we quote anything.
02
Containment
We seal the work area with polyethylene sheeting and duct tape, then set up negative air pressure with HEPA filters so spores cannot drift into clean rooms. This step takes 30 to 60 minutes and protects your family, pets, and the rest of the house. Abatement Technologies air scrubbers run continuously until the job is done.
03
Removal
We remove mold-damaged drywall, insulation, baseboard, and wood subfloor, bag it, and haul it out. Structural framing gets wire-brushed and treated with Fiberlock or Benefect antimicrobial. A typical bedroom takes one to two days. We do not paint over mold or hide it behind new drywall.
04
Drying
Dri-Eaz and Phoenix Restoration Equipment dehumidifiers and air movers run until moisture readings drop below 15% in every affected cavity. That usually takes 3 to 5 days. We check readings daily and adjust equipment as needed. You get the final moisture log for your records and your insurance claim.
05
Clearance
We do a final visual inspection and, when requested, arrange third-party air sampling to confirm spore counts are back to normal outdoor levels. Once it passes, we can rebuild the drywall, baseboard, and paint. Most South El Monte jobs wrap in 7 to 14 days from the first call.
